REGIONAL ESTATES MANAGER/TELECOMS

PERMANENT

THEALE/MAINLY HOME

An exciting role has arisen for a Regional Estates Manager to join our Property and Estates Team!

As Regional Estates Manager, your main purpose will be to provide the professional property oversight to the management of our estate or cell sites and the OPEX associated with these locations. Develop and deliver strategies that will enhance landlord engagement and improve the financial performance of the estate whilst managing and mitigating risk to the operation of the network by our customers.

Key Responsibilities of the Regional Estates Manager include:

  • Provide a trusted interface with other areas of the business including Acquisition, Operations, Legal and Finance to support seamless commercial management of the network. To ensure that best value is achieved in a commercially prudent manner.
  • Proactively manage our partners negotiating Market Rent reviews on our sites to minimise the financial impact of new deals.
  • To be a senior point of contact and escalation for delivery colleagues for issues in relation to the operation of the network.
  • Manage the negotiations with Landlords for improved /altered site rights whilst maintaining full compliance with statutory requirements relating to landlord and tenant legislation and telecommunications legislation.

The successful Regional Estates Manager will have

  • Previous experience using /amending /negotiating legal documentation including the preparation of written instructions to Solicitors/Legal Executives.
  • Understanding of the Landlord & Tenant Act 1954 and the New Electronic Communications Code 2017
  • Knowledge and experience of Law of Property, including landlord and tenant legislation (1954 Act in particular), rating, planning and telecommunications legislation (particularly Code Powers)
  • Excellent ability to communicate successfully with people at all levels both inside and outside Cornerstone, both verbally and in writing.
  • Effective stakeholder management and sound negotiation skills.
