Regional Property Surveyor Permanent Reading based
The Regional Property Surveyor (RPS) role is well established in the MBNL Property Department, dealing with the day to day estate management of the radio estates portfolio. The RPS principally manages this workload through external professional advisors and main contractors, as well as internal departments, to include the Property Access Team. Unique instructions are dealt with individually. The work is diverse within the estate but principally covers professional property matters such as rent reviews, lease renewals, exit management and replacement sites terms approval, site upgrade rights, Landlord relationships, cabling wayleaves etc The RPS is generally perceived by internal and external contacts as a first stop reference for property related matters and supports that service, and works closely with the MBNL Legal Department to direct positive, timely and prudent outcomes for MBNL's Shareholders.
Role Purpose
Previously geographically split, the individual RPS roles will now be allied to project led MBNL programmes (Project Groups), to allow focused teams both inside and outside MBNL, all working in close collaboration.
All RPSs will be being responsible for the day to day estate management in their individually allocated Project Group, with individual RPSs being the nominated specialist lead responsible for overall reporting and process having specific responsibility for one or more of the following:
1. New Code Agreement renewals 2. New Code NTQ replacements 3. New Code Rollout 4. Exit Management and surrender negotiations 5. All Upgrades 6. Old Code Matters including '54 Act 7. Rent reviews 8. Access Issues through escalation 9. Cabling wayleaves
Each Specialist Lead has the responsibility to proactively and innovatively develop practices and processes to evolve, implement and deliver optimal outcomes and to report regularly on progress to the business as required. They will be the "go to" person for that specialism and will liaise and collaborate with internal and external experts, particularly Legal to achieve that aim. This will necessarily include internal and external workshops and compliance auditing.
Working collaboratively across all MBNL departments, with MBNL's shareholders and Suppliers as well as those within the Property Team to help improve the management of business processes and interfaces.
