Code Asset Manager / ECC Code - Mobile Telecoms - Permanent Opportunity - Berkshire
MAIN PURPOSE OF ROLE
To manage a portfolio of lease renewals on a national basis, directly negotiating with landlords or their advisers with a view to agreeing terms to enable legal completion of these transactions. Subsequent management of the delivery of completed legal agreements by Company's legal supplier.
Dependent on volume, to be responsible for the management of external estates and acquisition suppliers delivering property-related projects / transactions primarily focused on Code lease renewals and seeking to achieve the optimum site solution in terms of time, cost & quality.
KEY RESPONSIBILITIES
Delivery
To deliver property transaction activities across a defined group of sites to achieve the Company & Customer targets through direct site provider commercial negotiations and/or effective management of the 3rd party Agents and Suppliers. Deliver personal site renewal / acquisition targets in line with P&E's overall budget.
The programme of work will comprise property related transactions including primarily lease renewals,
To be aware of & manage dependencies within the P&E area of responsibility and other teams through planning, tracking & reporting to ensure Company & Customer targets are achieved.
To provide visibility of the future profile of all work streams by ensuring that forecasting is up to date
To deliver defined Capex & Opex targets & agreement terms by applying agreed standards, policies & expertise and escalating exceptions to enable the business to make informed decisions.
Apply asset management, commercial & property expertise to deliver the required transactions and support & validate the work of any 3rd party suppliers and to ensure site specific issues are addressed.
Stakeholder & Relationship Management
Build & maintain effective working relationships within the Estates team, Customer regional teams and other teams to ensure Company policy is understood & applied consistently and improve certainty that objectives will be achieved by setting realistic expectations, delivering on commitments & effective communication.
Continuous Improvement
Identify areas for improvement & take ownership of specific issues through to resolution to drive improved performance and achieve targets.
Supplier Management
Where appropriate manage 3rd party suppliers to deliver agreed targets on a defined group of sites by creating an environment that drives success & secures business targets through reporting and management of key deliverables.
Risk, Issue & Dependency Management To proactively surface and record all risk, issues & dependencies, subsequently managing their mitigation and resolution or escalating those that cannot be solved.
Compliance & Security To support and contribute actively to health and safety, environmental, business continuity and information security arrangements that meets our obligations to our customers.
REQUIRED (Minimum):
Site acquisition functional knowledge gained from working in a mobile network environment
Experience of delivering material volumes of sites against agreed targets
Experience of managing 3rd party suppliers
Education level / Qualifications (professional, vocational):
Educated to Degree level in land and property e.g. estates management, land economy or equivalent vocational experience gained through surveying background with property experience
Demonstrable experience of delivering commercial transactions in the Property or Non-Property sectors
Experience of working under pressure in a complex & changing environment
Skills / Knowledge:
Commercially astute with good negotiating skills
Excellent interpersonal skills & ability to manage stakeholders of varying levels and across matrix organizations
Excellent ability to communicate successfully with people at all levels both inside and outside Cornerstone, both verbally and in writing.
Strong planning & organizational ability in delivering business results
Computer literate, with intermediate skills with Microsoft Office and Excel.
